Shinn’s Building Co. believes in intentionally providing the customer with a smooth and seamless process from the beginning to the end of your project.  Through experience we have determined that “The Process” is made successful by sticking to tried and true steps without deviation.  

"The Process"

Step 1:   Let's Meet!!

This initial meeting is where we listen to you.  We want to hear about your preferences and lifestyle needs, your wants and your wishes.  Most likely we will meet at your homesite in order to get a feel of the natural landscape.  From the homesite we will be able to understand how your home fits on the lot.  We will start the initial phase of discussing a suitable budget based on the design and landscape.

Step 2:   The Design

Depending on whether or not you are bringing your own plans or you want us to assist you in putting plans together to fit your lot and/or needs.  This is where the fun begins!  You’ll make choices on interior and exterior finishes.  From here we want you to be comfortable with your choices as the final design is determined and the building timeline is created. 

Step 3:   The Review

Prior to this meeting we have done a lot of leg work getting a “good faith estimate” put together for your review.  We will finalize the details by answering any and all questions you have and make changes as necessary.  From this point we will be able to present you with a quality proposal and cost estimate.  

Step 4:   The Finances

After we present you with the proposal and cost estimate we will make sure you have full approval before we move forward.  We will be ready to assist you through the financing process by submitting documents to your lender as needed.  

Step 5:   Let’s Build!!

Let the building begin!  From the beginning stages of land clearing and laying out your foundation, you’ll start to see your dream come alive!  You will be constantly in the know about the progress of your home through photos and on-site meetings.  We will request your feedback through every step of the building process.  Our goal will be to complete your home on time and on budget.  Now it’s time to unpack, settle in and enjoy your dream home!

Pricing 

Cost + Percentage Fee

Navigating the financial side of building your first and possibly only custom home can be a nightmare, especially for the client with little to no experience in the building industry.  The cost + percentage fee pricing creates a level of transparency between the builder and client enabling an open and honest relationship between the two parties.  It also allows the customer to see the true costs of the project as it unfolds.  During the building process if the customer wants to make a change, opting for a more premium item as compared to the original quote, the customer will be able to see exactly how much the upgrade will cost.    

Pricing Process

Of course, every customer needs some initial idea of a project’s cost, so we will provide you with an initial “good faith estimate” for the total cost of a project.  Additionally, we will provide a schedule of values that indicates the estimated cost of each aspect of the project.  Once the “good faith estimate” is determined, we’ll iron out specific details based on your needs and preferences to give you a much more accurate idea of your total financial obligation.  The “good faith estimate” plus an agreed upon percentage becomes the “contract price."

Born and raised in Troutman, NC, Owner Tracy Shinn moved to Asheville in 1996.  He has over 25 years experience in land development and has been a licensed General Contractor for over 20 years.  After completing his undergraduate degree at the University of North Carolina at Wilmington and later achieving his MBA from Gardner Webb University, Tracy attained his general contractor license in 2004.   

 

The desire for people to call the greater Asheville area home has increased tremendously over the past ten to twenty years.  This growth has made finding suitable building lots extremely challenging.  Tracy’s vast experience in land development serves him well in the building industry.  He will be able to give you answers about site development at the first site visit to your property, where other builders will likely have to seek second opinions.  During the preliminary stages, his experience is sure to eliminate a lot of the issues that the initial permitting process brings, which means you will be able to get started building your dream home quicker and watch your vision come to life.   

 

​Together with his wife Alechia, who is a licensed North Carolina Real Estate Broker and also a licensed General Contractor, they started Shinn’s Building Co. based on a foundation of transparency, honesty and thoughtful intent to detail. The attributes of Shinn’s Building Co. will bring you peace of mind and make the experience of building your home enjoyable, knowing your contractor has your best interest at heart, 

 

Tracy and Alechia have two wonderful children, Mattie and Eli.
